KOP exists because of suburban sprawl. Philadelphia lost a great number of taxpayers to suburban sprawl. Why are we building this overpriced boondoggle instead of something necessary like the Roosevelt Blvd line or extending the BSL? Fuck, extending PATCO to the 40th St trolley portal would do more for our region.

Parking garages with first floor retail beat surface lots EVERY time. There is little retail vacancy in the Haddons, so there's demand.

Media has a great little main street but is still dominated by suburban stroads.. It is also dead by the courthouse. I think Collingswood is a better target.

DRPA did a study on transit oriented development over there and determined that a parking garage with first floor retail (in lieu of the surface parking) would be viable given demand. I'm sure Collingswood will get there first -- their mayor is pro-transit and transit oriented development.

Here are my thoughts:
-If you choose the Cherry Hill location, you could live in Collingswood, NJ. It's safe, 20 minute PATCO train to Philly (24/7), 20 minute drive to Philly, lots of shops and restaurants. Seems similar to what you have now. Very LGBT friendly.
-If you choose King of Prussia, you could live in Ardmore, PA. Similar story to Collingswood but the trains are SEPTA regional rail and they have less frequency. A little snootier on the Main Line in general, but Ardmore is pretty cool.

Collingswood and Westmont are great towns, but the market is impossible right now. I would recommend Audubon or Barrington for more affordable options that are still good. You would just have to park and ride PATCO as opposed to walking.
