It’s a little tricky In the city and trades inspectors are currently very overworked. I can’t say if whoever did your work pulled a permit but it’s not unheard of in the city for an inspector to just ask for pictures, especially if the inspector recognizes the name that applied for the permit.

A lot of people that flip houses aim for 20%, it’s hard to keep it at that, but that’s usually the aim.

If you’re starting with just a shell with only a few of the brick walls standing and you get cheap construction it’ll be between 100k-120k. A house that doesn’t need a complete guy you might be able to make livable for 60-75k and these are all very rough numbers.

I agree. I’m up and down the 83 a few times a day. the bend after cold spring seemed to have at least an accident a day around there.

Our bill from the cold snap was high but our gas bill from this past month is two hundred dollars more. I see it’s not just us

Areas that were/are more popular for house flippers will tend to have more roof decks on them. Given that it’s seen as a very eye catching amenity and help sell the house.
