The easiest way is simply take a loan against the stock. Now you do not pay a tax as there is no sale. In the end do a 1031 tax exchange for out of state property or retire out of state. Then no tax paid.

So it will join the lottery money, the alcohol and tobacco taxes, the Marijuana taxes all for the schools. Man the schools must be so well provided for there is no shortage of money with all the taxes going to the schools.

I'm sure if you are making that a year on the sale of stock. You will simply take a loan on the stock and not pay a tax.

Thurston County used to have a "typical land development costs" on the building department website. This was 5 or maybe longer years ago, and it was then about $60k or more.
Cost does not equal value. It is not unusual for an owner built residential property to exceed market value. You are doing one project.
Don't forget to watch for pocket gophers.
You might find it easier to buy a parcel with an old MH have that removed and build new.

Years ago it was quicker I found to drive from Seattle to Bainbridge Island. Last 10 to 15 years it is a toss up with traffic even on a Sunday or Saturday.

Welcome to the Seattle freeze as it is called. Grew up here and other than some years in my 20s I've always lived here. Western WA is one of the most difficult areas to make friends I've lived. Easy to meet people talk but make friends outside of established relationships difficult.

Simply is more a support of business by the state as a DUI is big business which employees a great many people. Lower the limit get more money into a business. If they really wanted to have an impact start making the 2nd or 3rd one a felony.

Absolutely true. Who else was this made for. Not to mention now all income can be considered an excise tax.
