eh, the Hmart plaza is sort of its own Korean island in Edison (and debatable as half of the restaurants in that same plaza are Chinese as well). There are many more Chinese/Taiwanese businesses, and not just restaurants, in the surrounding area along Rt 27 and 1.

around Rt 27 strip malls, plazas around Kam Man on Old Post Rd, some parts of Rt 1. Most of the non-food related businesses exist along Rt 27 between Costco and Highland Park, but it’s not as concentrated as Oak Tree Rd Little India

In my experience as a residential architect, developers are absolutely trying to fit in as many units/floors/FAR as they are allowed by zoning.
That being said, I don’t think removing FAR caps is the solution. Even increasing FAR by 1 uniforming across the city can have a huge effect.

check the west side building on gmaps, all of the restaurants there are Chinese (happy lamb hotpot, tasty moment, dunhuang etc)
