As someone born and raised in the Poconos, I would avoid the Poconos area as it’s filled with transplants from NY and NJ and the area as really seen a steady decline. I moved north outside Scranton where people are friendly and the cost of buying a house is much cheaper. There’s good internet, lots of forests and state parks, plenty of hospitals and any kinda shopping you could wish for in Dickson city.

I live in the Northern Poconos on the Wayne/Pike border and live against the Delaware State Forest. I have cut a lot of trees down in my yard and seen a lot that have died or have fallen behind the house on my walk to the tree stand and have noticed a steady decline of the Oaks, but of only one species. All the ones that had died and had to be cut down were White Oaks. Red Oaks are hardy trees and seem to be doing fine. Just my observation

If you really don’t want anyone to come down your lane go online and order some “Danger radiation Hazard” signs. And post them where they would enter. I had to have them on my work vehicle and when we would work in the city I would put them in the windows and the ticket maids wouldn’t dare go near my vehicle or ticket me when the meter ran out. Worked like a charm for years.
