Man idk, judging from all the comments I must be part of a very small minority who got extremely lucky. That said, of the 7 times we’ve signed or re-signed a lease, 3x were 2-year terms and most recent was a 14mo term. I guess that’s probably helped a lot.

I’ve been here about 8 years and have seen 1-5% increases every time I’ve resigned. In 2 different luxury buildings. Are you using the base as a pro-rated first time tenant or a COVID deal?

Lol my thoughts exactly. I wanna see Pfizer and Eli Lily and those other big guys that rely almost entirely on prescription drugs and not OTC like J&J, and I wanna see revenue broken out by US vs international.

Good point. OP, for context, there’s three towers and each was built one after the other. 50 is the oldest, then came 70, and 90 is the newest (which is the one I’m in). They all share the same amenities though.

I’ve lived in the Columbus Towers for about 4 years now and have really enjoyed it. The amenities are top notch and I think it’s soundproofed well.

I live across the street at 90 Columbus. We noticed there was a little draft coming through the bottom of our PTAC unit and got some adhesive foam strips to seal the edges and it helped. Running your heat in the 70s is really high.

Lots of confidently incorrect answers on here. When you specifically mention a competitor brand, you need to have legal proof of your claim, and that proof may need to be made publicly available to your competition which in turn may reveal trade secrets to them, e.g. the ingredient formula that allows you to make a claim that you have “better taste” or the brewing process that leads you to be “less filling.”
So it becomes a cost-benefit conversation. Is the proof behind your claim worth revealing to your competition?

Ok so hear me out. I’m not originally from Jersey or the Northeast. My native Jersey friends were hyping up Morristown for a long time. I finally went and I was like “this is it?” It was cool but I can’t imagine living there moving from out of state. It felt like just a suburb with a contained Main Street that has some lively bars.

All of your advice is thoughtfully written and spot on except I would not recommend Edgewater or Weehawken. It’s TOO quiet up there. It feels like a suburb with high rises!

Yes, 100% Downtown JC is what you’re looking at (Jersey City is really big and the neighborhoods are all quite different). Downtown is the most expensive, but the most urban/NYC-like and fits your budget for a luxury 1br.

No I’m being sincere! We’ve got a 1br with 2 of those PTAC units. Always running at a comfortable temperature and I never open windows. It’s typically $45 a month. In an extreme polar vortex month sometimes it’ll be $90 but that’s rare.

I grew up in Florida. Our electric bills were like $300 and my bill in JC has never been more than $90 even though I pay for my own heat.

Assessed values for property taxes are completely independent of sale price and mortgage appraisal.
