Not always. Used to be a lot of small cottages and Quonset huts down near the bay. Still some of those families there, but definitely going the way of other towns where people are priced out of the towns they grew up in.

What is it about the two theories you mention that doesn’t do it for you? What questions don’t they answer? If there were another theory that offered a sufficiently plausible answer it would be up there with these two.
