Put up a poster with tear-away phone number at the community college, and at churches before Easter (church attendance is not that high except for Easter and Christmas.)
Think about what you want in a renter. Will they be paying utilities or will utilities be included? What if they want their living space to be a drastically different temperature? Will you allow pets? What if they burn incense or leave rotting food around? If they break something, who pays for it?
