Okay, so this could be a hit or miss, but do you have baseboard heaters? If you do, make sure the vent flaps are opened up. When I came to Boston my first couple of years, I had no idea how baseboard heaters worked in these old houses, specifically that you had to manually open those vents. Made a huge difference!

While I don't work in a dental office and I know certain insurance plans have a limitation on how many of something or what is covered, I have also been explicitly told both by my service providers, i.e. the dental or doctor's office, and my insurance that applying the right/correct code makes a difference in coverage. I could be being gaslit by both sides, but I'm just sharing what my experience has been and what I have been told. 🤷♀️

I have been with Delta, and they covered mine when I needed cleanings 4x a year. It came down to how the dental office coded the visits. As it was mandated by my dentist, I had no issues.

Yup! That's exactly what I'm getting from your post. Hence I don't think this thread could be used against you as was mentioned by the other commenter assuming the broker or their lawyer were to find this.

Not true as OP has not stated that there was a verbal agreement they're trying to weasel out of. Rather that not only was there no written agreement, a verbal one also does not exist to the best of their knowledge.

Agree here. I have signed docs and the broker is very clear what I'm signing. If you didn't have a signed agreement, which in my experience has been separate from the lease (but not always!!!), it can't be enforced. They could push back and say it was a verbal contract but that would be pretty hard to prove in court in this case I'd imagine.

Tea at the Langham. You don't have to dress up, but it certainly gives one a good reason if one wants it. :)

The one caveat is they're asking for non-wool and non-leather.

They do! And they're accepting them through Jan. 8 this season.

Okay....but are there any recs for a place in Back Bay or Downtown Boston specifically? I have to confess that one of the biggest perks was Madeleine being within walking distance on an early morning....🤞🤞🤞
