Not sure, they aren’t necessarily fixed, and sometimes they are even more than what the tax rate is but a developer might lock into them because it’s a known rather than a variable like a tax would be.
So in theory, yes, they could’ve went up, but also they could’ve been at a higher tax rate than what the average person was paying all along and now there is rate parity.

Bro you don’t even know. I moved from JC to South Orange which is really South Orange/Maplewood and both towns are PROGRESSIVE. However everyone are NIMBY’s. Maplewood completely banned gas leaf blowers and there’s been fights breaking out in the Facebook group between the pro leaf blower and anti leaf blower coalitions.
That said, everyone is pretty pro dispensaries here.

I learned from my management company that the two year vs one year option is highly dependent on how many leases are on the same cycle. They basically don’t want a whole bunch of leases coming up at the same time so software optimizes the spread and will let them know what duration they should offer.

Unless you’re levered to the tits… but yes, my wife and I bought in a pretty hot area and there will be some appreciation, but not like it has been. We bought where we did because of the charming housing stock and gas street lamps, commute time to Manhattan, and like minded people living in the town.

Yeah it was hexavalent chromium. It was in the fill that was brought to site when they built those buildings.
Problem with the Marin site was they would have to significantly disturb the ground to build a new building and that would kick up dust and require remediation. They are effectively moving into an existing building which doesn’t have the same scope of remediation.

Gonna take my lumps too but I agree. We trained our pup in JC and whenever there were fireworks we gave him a ton of positive reinforcement. Fireworks don’t bother him now.

You’d have to remove the stops, which is doable, but you need some tools.
My guess is it’s someone who lived in one of the 3 penthouse units with the balcony, or someone jumped from the terrace on the podium.
None the less, very sad. I used to live there.

I live in SO and WF and TJ’s in Vauxhall are hit or miss. TJ’s is ALWAYS mobbed and WF is definitely expensive though I get a lot of produce there because it’s much better than anywhere else.

Looking back at architectural history, 99 is nothing compared to the Empire State Building. There is nothing that anchors it in any notable epoch nor does it use any novel construction techniques or have any notable design features.
“Tallest residential building outside NYC and Chi” is like saying a Honda is the fastest car outside of a Porsche or AMG.
The building was financed and developed by a foreign investment company as an investment vehicle for foreign investors and the developer has been targeted in lawsuits for misrepresenting unit sizes up to 10%.
The facade is also freakin ugly. It abruptly switches from limestone to glass, they could’ve at least toothed the two materials together so the limestone appears to dissolve into the glass, but they didn’t.
That being said, the scale model is sick per my above comments.
