The median income in Providence is less than 30K/yr.
Yes, they do stay empty.
Things like this are not built because units get filled. They get built so they are hard assets on somebody's books. They get built because they're expensive tax write-offs that can be used as a 30-year asset class. They get built due to real estate speculation. None of those reasons provide any real benefit to anybody except the developers and the construction unions.
Considering that public land is being used here, there should be measurable public benefit for any development that occurs on it.

As a side note to this - it’s my opinion that a more efficient route would utilize sections of Route 6 and I-195… however, coordinating with state and federal agencies for this would probably be a nightmare lol

The trouble with this is that many sections of that line are just barely above sea level right now. Any sort of long-term investment in reopening the corridor as a rail line would be at risk due to sea level rise.

So I'd like to point fingers at the state leadership for a minute.
Last year, the state made some sort of financial agreement with the Nylo Hotel in Warwick to provide temporary shelter for some of the state's homeless. Between the time that agreement was made and the start of this year's winter, what did the state do? What did the housing secretary do? What did the governor do? What did anybody do?
Nothing.
We knew this was a problem a year ago, and it's been a problem for years before that. But anybody in a position of power who could do anything about it did nothing. And then we're all supposed to be fucking shocked when a half-assed plan to house the homeless in the Armory backfires and pisses off the local residents.
I found it absolutely hilarious when I heard this story. Remember when the homeless and homeless advocates were camping out on the state house lawn? Not that long ago. There was a church group that had offered to provide port-a-potties to the protestors, but the state did not allow them to bring them in. And guess what? (surprised Pikachu face meme) State workers got all huffy that someone took a dump on the state house lawn? BIG FUCKING SURPRISE THERE.
The level of ineptitude in our own government never ceases to amaze me.

Biological man means that you have XY chromosome pairings, testes, a penis, and a prostate.
Biological woman means that you have XX chromosome pairings, ovaries, uterus, vulva, vagina, clitoris, etc.
To say that there’s “no such thing as a ‘biological man’” is just… not rooted in reality. Yes there is. Just as there are biological women. Chromosomes matter. Sex traits matter. Being a ‘man’ or a ‘woman’ is not a social category - it comes down to genetic expressions of physical characteristics. Your DNA, chromosome pairings, and genetic traits make up your physical vessel. That isn’t a ‘social construct’ or whatever you’d want to call it.
I’m not a “transphobic” person, either. I’ve met and got along with plenty of people who identify with being transgender. And you know why? Because they agree with what I’ve laid out.
People like you are so wrapped up in virtue signaling and so-called social justice that you have lost track of what the real world actually is. Best of luck to you out there. Crack open an anatomy book some time and maybe some books that explain puberty - you may learn something.

I would love to see the streetcar network revitalized. In my opinion, a light rail network powered by solar energy with intermediate bus service would be ideal for managing the public transportation needs of Rhode Island.
