I don't understand that argument. No one is bitching at farmers or grocery store owners at the rising cost of food. Under your argument, the grocery stores are profiting off people's need to not starve to death.
We need more landlords, not less. It's supply and demand, my friend 😉. Why are you so hostel to landlords? Don't you want people to have places to live?

It's not just the pandemic... people abuse the court system all the time. The free-market sets the price. A person renting can choose who they rent from, which is unlike a unitlity company. It's a poor argument and uneducated argument. Tenants are locked into a rent price per lease, which is not the same as a utility company.

Yes, I am a landlord. I own a 2-family house. Live in the first floor and rent the 2nd. Is that wrong? My tenants have always stayed it a very long time ( 2 tenants in the past 8 years), I don't raise their rents, and I am always available for any issues. I previously rented before buying my house, so I get it...
I just don't think these regulations would actually help things. If regulations became too extreme, I could see myself simply selling the house and moving to a single family. If I had a sick family member who needs care, why can't I get possession of my own asset, as long as it's within the boundaries of the lease? The 120 day notice is simply extreme.
I have personally witnessed tenants abusing landlord during the pandemic and not held accountable.

Typically, if laws are placed against landlords, there will be fewer people renting their house and fewer rentals available. Less rentals available means increased rent prices. There is a reason rent control has failed in most places that have implemented them.
Yes, many of these items mentioned on the post are one-sided. There are many landlords who rent out the other side of their house to help cover the cost. There is no protection against rising costs on the landlords side. Increased cost of repairs, utilities, and taxes happen all the time. Landlords should be held to a standard to provide habitable residents, which the law currently requires.
Also, under the sinario you mentioned, it doesn't make sense that the landlord couldn't increase the rent. If the market rate increases, why can't the landlord charge a market price, like every other service like grocery stores? If the price declines, should we hold tenants to a higher rent? No! Rents also change during different times of the year. Typically, apartments rent for more in the spring/summer than the winter. Locking a landlord into 1 price is not logical.
I'm saying the laws should be reciprocal, so if the tenant needs to provide a 30-day notice to leave, the landlord should provide a 30-day notice. This is how the law is currently set up. Kinda like labor laws.

The 120-day notice seems very odd. It should be reciprocal, and tenants also need to give 120 days' notice before vacating. This seems very one-sided, and I can't image it passing. I also don't really understand that the rent increase can only be once a year. If the tenant is on a lease, the landlord can't raise their rent.

Retaliatory evictions are already strictly prohibited. A landlord cannot evict a tenant for demanding essential repairs are made.

I don't understand a cap on deductions for repairs. If the tenants actually damaged the premises, they should be held accountable. I'm with you 100%

I would look into the home repair kits. I haven't used them before, but it should work in your situation. It's the resin that fills the cracks, just like satellite uses.

I would personally fight it. It's your right, and I would say the inadequate markings by the city caused your error. Worst case you waste some of your time and maybe pay a small court fee. If everyone fights them, they can't issue as many tickets 😀
Idk why they don't issue more warnings to people for honest mistakes.

Idk RI law but MA requires snow removal for shared common parking/driveways. If it's a separate driveway then it's normally on the tenants to clean it.

Lots of great restaurants! You can see if there is a show playing at the Providence Performing Arts center. I also love the Providence comedy connection. Freeplay acrade is a fun 21+ arcade that's open at night-time with mostly retro games, all set to freeplay. Roger Williams Park is nice to walk around, any there is a zoo. There are some nice bike paths you can walk or ride a bike on (east bay bike path). Amazing coffee roasters (New Harvest, borealis, Bolt, We Roast). Go to the RISD art museum.
These are my personal favorite activities to do in providence and the surrounding area.
