is your lease month-to-month? The most likely outcome is your landlord then giving you the proper notice for the rent increase. All in all it will probably just get your rent increased delayed by 2-3 months

I'll one up this article. The amount that DCHA pays in rent is purely based on the number of bedrooms a unit has, whether the configuration of the unit makes sense or not. I've seen people buy 3 level rowhomes, make each level it's own unit and jam 3-4 bedrooms in each level to the point of there not even being living space. It's just a kitchen and 3-4 bedrooms in a ~800 sq/ft unit.

Since DCHA only cares about the bedroom count, they'll pay the same exact rate for this ridiculous apartment custom-designed to game their system than they will for say a standard ~2000 sq/ft 3-4 bedroom rowhome. Times that by 3 units in the former single family home, and the landlord is pulling in somewhere around $12-$15K/month depending on the property's subdivision. It's totally ridiculous.

My personal opinion is that you're on a bit of a fool's errand. People in DC commit armed robbery and are out back on the street a week later. I'm not sure what you expect the end result to be here, especially given it sounds like you stopped the person before he actually committed a crime. I would take the money you plan on spending on a PI and put it towards building security to ensure future criminals can't break into it.

I understand the frustration, but MPD is just not going to go CSI-mode like you want them to over petty crime. I get packages stolen off my rowhome doorstep probably once a month and have crystal-clear video footage of it, but MPD still can't really do anything about it unless they happen to catch the person in the act. They don't even ask me for the video.

It's physically closer to Potomac Ave, but I would say it depends on what line you are coming in from. Maryland could be Green/Yellow which would require no switching lines straight into Navy Yard, or it could be Red which would require switching to get to either Navy Yard or Potomac Ave
