It’s not as cheap or simple as you think, you’re going to need a modern septic system and the permits to go with it and neither are cheap. Compost toilets don’t fly here. Then you’ll need to have a well dug and you’ll have to pay for permitting for that too.

Other commenters are correct about the state wastewater permitting, but it doesn’t mean it’s impossible if you have the money. Design and permitting will run you around 5k. If you get lucky and have sandy soils/ no high groundwater, an in-ground system is likely $10-20 k. Bad soils (most of vt) will be a mound which is $30k plus. Then you will also have town zoning to deal with. Good luck!

*don’t forget you will need water as well. Depending on location, add in another 5k to 10k or more for that.

What's your budget look like? I have a friend who is a realtor and she has a few parcels available with permits in place already - St. Albans, Fairfax, Jericho.
