Springfield hit its biggest population boom in about the mid 20th century, which is evident by the old architecture beginning at about Grand and moving northward. Beyond Chestnut is a lot of neglect and decay. Further southward has more recent developments, but nobody seems too keen on doing anything about slumlords and affronts to human spirit on the north side.
The gradient is surreal. Just drive north along National, beginning at James River.
