The good property management are the ones little talked about here. There's a selection bias - cranky people are more likely to say something.
There are a couple of places, Pollard & Bagby and Twohy, which will get everyone to agree they are bad. Those are also the most likely to take low credit of course.
Best time to move for deals is November, December, early January.
Craigslist - full of scams, some old school people. Apartments.com and zillow are good sites. They syndicate to a lot of other sites which are basically just different fronts for the same websites.
There are a lot of real steals and deals left in the Fan, I personally know a huge number. They never hit the market on turnover, no surprise, and are passed around friend groups. Put the word out and talk to your friends

I’m sorry but I just have to point out that VA Lee Properties was never good. I paid out the ass for a cockroach infested apartment in 2010 with a literal rotted hole in the floor they said was supposed to be there “for the radiator to drain”. I could see into the basement of the building. The only good management I’ve ever had was from Fan Apartments, but they don’t own a lot of properties. They still had their issues though. Best bet is to look around for signs and ones that are being rented out by the owner

They are all shit, your best bet is using a private landlord. Use FB marketplace not Zillow for listings

This was honestly not my experience renting from them. Everyone’s rent is overpriced now, though.

That was why I never rented from them. A comparable place would be 1300 but they'd ask for 1600, and this was when 1600 for an apartment was considered ridiculous. Dunno what their prices are like now but I assume they raised them like everyone else.

On the other hand, I rented a nice 2br/1ba from them in the Fan for under $1200 just a couple of years ago. So I’m not sure it’s accurate to say they’re more expensive across the board.
ETA when I say “a couple of years ago” I mean that I moved out in 2022.

There's like a 1-2% vacancy rate in the city right now. Get what you can get, there's not exactly options.
