Hello! 40something lgbtq gal here who is planning a move to Richmond this summer to close the distance for my long distance relationship. I've seen Legend Property Group suggested numerous times on the subreddit and I like that the rent includes all utilities. There's an apartment I'm considering applying for in Exchange Place and was wondering if anyone has experience in that particular building or that neighborhood that they're willing to share.

No car and will be WFH so commuting is not a concern.

Legend has been the best to rent from in my experience. Had a friend who lived at EP and he loved it. He moved to become a new home owner. Regrets having the home.

I can’t speak for the apartment but I looove renting with Legend. Best property management I’ve had in Richmond.

I’ve been renting from Legend for almost nine years. My apartment is up for renewal and I always renew for two years. They don’t allow two year renewals anymore and they raised my rent over $100. This is the first time I’ve had an absurd rental increase so I have a bad feeling the company is changing for the worse.

Used to live here and lived at a different Legend property between 2017-2019... I absolutely loved it! Never used my car as I worked downtown, everything was a walk away. I wish I didnt move, it was a dream ❤️

I lived in the building next door (Corner Lofts) last year. Shockoe Slip is a great choice for living car-free. It has good transit access and is walkable to restaurants, small businesses, and a farmers market (on certain weekends). The closest grocery store, Farm Fresh, is about 10 blocks down Main Street. The canal walk is easy to access, and leads to green spaces and parks on either end.

There are some annoying aspects to the location, so just as a heads-up:

it can get pretty loud, especially if you get one of the units facing Main Street. For the Exchange Place building, I would look into whether there's good soundproofing between Square Code Fitness and the apartments above because I could often hear the music from the sidewalk/parking lot.
the parking lot and the alley are kind of gross, people don't pick up after their dogs and the trash isn't collected often enough so some of it ends up outside of the dumpsters. I would stick to the lobby entrance if possible.

Overall though I would say it's a good area to start off in and get to know the city, it really facilitates exploration and can be good deal with the utilities included.

Lived there from Spring 2014 to September 2016, when I bought a house. I moved in right when they opened. Rent was reasonable, I did pay extra for garage parking, I had one of the units on the 3rd floor w/ the share patio space. I think I barely used heat being on the top floor. It can be dead on weekend days, but its a great location for stuff to do. The only draw back was occasional increased city noise w/ all the bars around on weekend, and bucket drummers/saxophone players off in the distance. They were prompt on any maint. issues, and didn't stiff me on my deposit.

Great experience over all: 4/5 stars

It's in Shockoe Slip which is Richmond's business district, lots of office buildings. A lot of the places there are restaurants around lunch time and then college/early 20's bars at night.
