So glad I was able to buy at the tail end of the buyers market pre pandemic. Not sure what I would do now if I had to enter the rental or home buyer market again.

So a working couple making that much doesn't sound out of the question. There are a lot of people who aren't making that, so not taking that away from them. Just realizing that making $50k/year x 2 isn't that outrageous.

The US population is aging and birth rates are at their lowest ever. The effects are already apparent in higher education, where enrollment has fallen off a cliff, and will be apparent in housing in 10-20 years, sooner if we remain in a sustained high interest rate era. A house bought today will be lucky to keep up with inflation.

Yeah the collective income of the unit really needs to be (so a couple or combined income of all the roommates). Sometimes it's not even the rent, but the utilities on top of everything else when it's not being split.
