Yeah the collective income of the unit really needs to be (so a couple or combined income of all the roommates). Sometimes it's not even the rent, but the utilities on top of everything else when it's not being split.

So glad I was able to buy at the tail end of the buyers market pre pandemic. Not sure what I would do now if I had to enter the rental or home buyer market again.

I bought in ‘18 and thought the market was overpriced. Shows how much I know about real estate.

So a working couple making that much doesn't sound out of the question. There are a lot of people who aren't making that, so not taking that away from them. Just realizing that making $50k/year x 2 isn't that outrageous.

Yeah that's valid. I know people who have been forced to stay in unhappy or dangerous relationships because of your exact point tho.

Only we we could afford our house was to buy a duplex and rent out half.

Nothing wrong with that. I started in a duplex and would have remained in one but the spousal unit vetoed.

The US population is aging and birth rates are at their lowest ever. The effects are already apparent in higher education, where enrollment has fallen off a cliff, and will be apparent in housing in 10-20 years, sooner if we remain in a sustained high interest rate era. A house bought today will be lucky to keep up with inflation.
