The US population is aging and birth rates are at their lowest ever. The effects are already apparent in higher education, where enrollment has fallen off a cliff, and will be apparent in housing in 10-20 years, sooner if we remain in a sustained high interest rate era. A house bought today will be lucky to keep up with inflation.
