There are a lot of work share spaces and studios, but that doesn't work for me. I need a one-room office for a professional business, but I could not believe the prices I am seeing, the highest being $3,500 (+3x Ut) on Market for a one-room office storefront. It's been available for a while but they will not budge on price. Even without storefront I see nothing less than $2,000 for an office-like setting. It's ridiculous!

You should check out Bok on south Philly. Some of the decent sized units are ~$1200/month.

In the Before Times I had really great experiences with MS Fox real estate who handles leasing for the Medical Arts building at 16th and walnut as well as Medical Tower at 17th st and other center city office buildings that don’t have the word “medical” in their names (fwiw neither of those buildings requires tenants to have anything medical in their work)

If all you need is an office, any of the coworking spaces in the city will probably work for you, so long as you don't need street frontage. WeWork, Industrious, etc. An office will likely run you $1200-1500 per month, but no utilities or RE taxes.

I rented a 900 square foot studio in East Kensington from 2019-2021 and it was $1,200/month. It was a recently renovated old warehouse.
