"Fairmount Manor, a collection of ten 3-story, garden style apartment buildings totaling 110 units occupied the site back when we initially told you about this project. Fairmount Manor was built in the early 1970’s as an urban renewal project. When it was originally built, it replaced multiple dense, traditionally urban blocks consisting of approximately 110 buildings."
Nice to see them replacing these terrible, low-density "urban renewal" projects.

110 units to 404 units, that’s good stuff

Why is it that Northern Liberties seems to be doing so much more high density development compared to the rest of the city? More favorable zoning laws? Because that neighborhood is really coming out ahead with all this and I don’t understand why more neighborhoods aren’t following their lead

I think it is a few things. The El is right there on Spring Garden. There are huge tracts of land that either are vacant or just under utilized along Spring Garden. You are right about favorable zoning laws, most of that area is CMX-2, CMX-3 with some ICMX/IRMX scattered about which is very favorable to these big developments. It's just right outside Center City so you can even easily walk to Old City and Center City and the like. The whole East Spring Garden Corridor is gonna explode.

pretty much, spring garden and points south were traditionally a dead zone. still is in many places

You're right about zoning. You can see the city zoning map at Atlas.phila.gov. Click on any property, then go to the zoning tab, and.itll overlay on the map. Tons of neighborhoods are zoned for single family rowhomes ONLY, meaning not even duplexes are allowed. Many places lack zoning that allows for commercial corridors as well (CMX zoning)

Anyone know if it's all market rate/for sale, or if there's a mix of rentals in there?

This is not considered Northern Liberties. Either way, it looks cool.

This is very cool. Thank you! Honestly, most of new neighbors don't interact much, if at all, with the old time neighbors.
