Seems to me that it’s calmed down a bit?
I just looked today and went through lots of price histories. Increases from ~2018 mostly seemed reasonable. Higher than normal perhaps but not obscene like the summer. Plenty of triple digit price decreases and units sitting for weeks.

Look at photos of apartments in Tokyo. I think a lot of them are about this size.

Maybe if we normalized this, companies would see they could make even more profit splitting those 2000 sqft into 20 apartments. Which would clear up studios and 1brs beyond 96th st and Manhattan

He is no more or less culpable than anyone who pays rent higher than would be appropriate. At some level, every renter bears responsibility for participating in this broken housing market.
But instead of shaming this one person, I believe a more productive use of energy is to pressure politicians to support affordable housing and necessary zoning changes.
