Best value place to live in NJ?

I'm planning on moving out from my parents house but with housing prices so high it's been more difficult making the move. Any opinions on where would be the best value place to live in NJ for a first timer?

Depends where you work, but to me, New Brunswick, Hackensack, or maybe the ironbound in Newark.

That said, Philadelphia will have more bang for your buck than almost anywhere in NJ though.

Ironbound has exploded in cost in the last 5 years or so. Not worth it at all at this point given how polluted it is

Yeah I am not a huge fan of that place either, particularly the architecture. It's horrible.

You cannot beat the food and diversity of nightlife though.

Yeah the architecture sucks and it’s not nearly as pedestrian/bike friendly as it should be given just how dense it is. The food is fine if you like the same couple of options repeated endlessly and don’t mind paying 25 dollars for a dish that’s half frozen French fries lol

Iron bound has a lot of hidden wealth. A lot of the kids there went to private schools. The good restaurants and cafes make bank and it was always relatively safe to walk around there as a teenager

About 118k but I feel like it isn't much to be honest. Taxes reduce it quite a bit.

Preferably I would like not to share with a roommate if I can avoid it.

Im already crying and I haven't even moved out yet 😂😭

I mean, $118k a year is a lot, lol. If you’re working in the city, visit some of the towns on the Morris-Essex line. Millburn, Summit, Chatham, Maddison. Decide which one you like then go looking for apartments. You should be able to find something in the $2500/month rage that are decent.

Amboys are good value. Carteret just outside of the development area is a good value

Hello - I grew up and lived in Passaic/Bergen counties. Could no longer afford the housing that way, so moved to South Jersey. It's a bit different, but I can be back "home" in less than 2 hours and am still living the Jersey lifestyle.

I work with first time home buyers all the time (my specialty), so I partner with lenders that work with first time home buying grants. I just sold a couple of homes a few weeks ago that were move in ready for less than $250k. Nice areas, but more rural.

Feel free to send me a PM and I can help you find something if willing to look in the southern part of the state (I'm a realtor) or at least help you find a lender that works with grants.

If you’re in north NJ, many places in Warren County are still affordable. But I think in general, south Jersey is more affordable. You can still buy a house in many decent towns in SNJ for $200k - maybe even under if you are willing to consider s townhouse

Look into West Orange. You get the perks of the very pricy burbs of South Orange, Maplewood and Millburn to the south and Montclair to the north at a much better price point.

So there's a lot of questions...did you want to rent or buy? Do you need to be within commuting distance of any city? What about proximity to family and friends? Do you want to be in the proximity of resraurants/bars/shops or do you want to be in a secluded area?

There's a trailer park in Moonachie (Bergen County!) that currently has a 2 BR 1 bathroom for sale for $95K. Other than that, not likely.

Atlantic City has some cheap housing prices. Best beach in the state and the longest boardwalk in the country.

Gloucester City, NJ. Low taxes, mostly safe, highly convenient to Philly, 295 and the turnpike. Parking can be a pita.
