First time buying a home and me and my wife have decided to buy a place in Nutley. I have been to the area multiple times and have really liked the neighborhood. Seems like a good town closer to NYC with an above avergae school district. However, since this will be our first time buying a single family home I am nervous. Wanted to get some insights on the pros and cons of moving to Nutley.
Any thoughts or insights would be greatly appreciated.
Do you have school aged kids? Take a drive around which school they would attend. Some are overcrowded and have trailers parked outside. Its very italian. Lots of good food options, nice park.

Lots of shops and restaurants, some beautiful old houses, and a very family oriented town with good schools. Great community theater there too that does at least 6 shows a year. I love Nutley.
Me and my partner moved to Nutley a little over a year ago for the exact same reasons you listed. We absolutely love it here.
The town is beautiful - beautiful parks and buildings, well maintained properties in many parts of town. The schools are very good - while also not being a pressure cooker type district. There’s tons of activities the town is also putting on for different holidays or just for fun.
Most importantly however is the sense of community. We’ve gotten invited to neighbors’ parties on the block randomly and there’s a huge block party every year in my neighborhood. Kids walk to school which says a lot about the safety. So many people grow up in Nutley and come back because they love it so much. And, even with a lot of lifelong Nutleyites, our experience has been that everyone is super welcoming even though we’re transplants.
Obviously Nutley doesn’t have the name recognition of towns like Chatham, Summit, etc (I prefer but could see others seeing as a con).
We looked in a lot of towns but we couldn’t have picked somewhere we ended up loving more. Highly recommend Nutley!! Feel free to PM me if you have any questions.

Nutley is awesome minus its parking law. You can’t park overnight on street. You have to call it in and can only do that so many times in a month.
I believe (didn’t own when lived there and it’s a while ago now) if you own you can park a car on street. Just check into it before buying.
But great schools , decently diverse, near highways, Montclair, and NYC
Nutley is nice. You are on the border of multiple counties. The only thing I will say is taxes are higher than Bergen/Passaic Counties.

You already bought a home or you plan to? There is very little inventory in Nutley, NJ (which is a great town by the way) and a lot of it goes significantly over asking.
Oh and check for flood damage. A lot of areas went through massive damage. Drive near the Parks on a bad thunderstorm and you'll see flooding.
Thanks for this information, i checked the flood risk factor for this property and it has a very high chances of getting flooded in future.
I liked a house and I am planning to put in an offer which I feel would be accepted. However this is an area we have narrowed down on based on the neighborhood and also the commute to work for me and my wife.

I've been bidding around North NJ for a while and I haven't won one yet. New Yorkers moving into the suburbs offer with escalation clauses / no contingencies / no inspection and crush the other 10-20 offers.

We looked into Nutley a lot before buying one in Lyndhurst 2 weeks ago. First of all, the town is great. We still love it. However, here are the reasons why we did not buy:
I've lived in Nutley my entire life. My husband and I love it here. We have great neighbors, the schools are amazing, and my kids (elementary schoo agel) often come home, change, she's just run to a friends house or to they park to play until dark. We think nothing of it. It's very safe. We like the schools, the Parks and Rec does a great job with sports and other activities, the holiday events are fantastic, there are great parks and restaurants, and it's close to everything.
Here's the downside. Taxes are insane My parents own a large and gorgeous home on the opposite side of town. I'm set to inherit that house (hopefully many, many years from now), no mortgage, free and clear. We can't afford it. The taxes alone are more than my mortgage and taxes. They're really very high.
Yes. Some friends were looking in Nutley and Rutherford over the last weeks and I’m stunned to hear the stories of hundreds of people showing up for an open house and bids well above ask.
