My god. Not being able to find a studio / 1 br under 2k/month and we are talking about rockingham and not Manhattan? What has this world come to.

And right next door to it is the Cherry Hill apartments. They are on Bennett Way, not sure what it costs now but in 2008 it was $1000, and they were well maintained. Had a good experience there.

The Residences at Colcord Pond in Exeter are decent

Try wearing camo. Spray some landlord urine on yourself too. They have a good sense of smell. Not very smart though. If you camouflage well they don't stand a chance.

Talk to a realtor. I found an affordable apartment for my niece this way and would not have thought of it if my friend hadn’t suggested it. Not saying you’ll have a similar experience but it’s worth a shot.

Im in a pretty similar boat, and I was wondering about hiring a realtor. What I dont know but is important is how do you pay them?

I’d check Facebook and Zillow. Pet friendly is certainly tougher to find and everything gets snatched up right away. Start with apartment complexes and get on waitlists. Follow any instructions to the T and complete anything as quickly as possible. Sometimes you can find off season winter seasonal rentals, especially on the seacoast. Other than that, you’re up against a lot of other people looking for the exact same thing. Some landlords rent to the first person with the money, others have application processes and background checks. There simply isn’t enough housing to meet the demand in southern NH. I’m sure it varies between realty companies. In our case, I think the realtor gets paid by the landlord to basically deal with the payments and paperwork. We drop the rent check at the realtor’s office and it gets cashed almost immediately. We paid a small fee for a credit check. All in all, it was a super easy process and saved us a ton of time. It was so fast we didn’t even have time to look at other apartments. (Fortunately this one was the perfect location AND in her price range, so there was no need for us to shop around. I recognize we got REALLY lucky and not everyone will have this experience. Can’t stress that enough.)

As a tenant you typically pay nothing in a rental situation if they are willing to assist. Not all realtors deal with rentals I imagine

I'm not sure how typical this is for the area. I know in Boston it's common that the tenant pays the entire 1-month's rent to the realtor as a fee. There's nothing wrong with using realtors but definitely have a clear understanding about what you do and don't pay for before signing any agreements.

Padmapper was a pretty helpful search aggregator when we were looking for a rental. The best advice I can give is to jump on listings fast and be professional as heck. You're more likely to land a place in a competitive market if you set yourself apart (and not just in terms of income and qualifications). Being professional and a decent person goes a long way.

Pater realty is a wonderful property management company I rented from a few times in that area when I lived there. They have a few properties in rockingham. They don’t seem to have much on the website that is available but each time I called they had stuff that hadn’t been put up yet.

I have lived in a Cheney property since I moved here in 2020. I have not had any issues and only required one repair to a refrigerator, which they replaced within a day. They do have some smaller properties than where I live. Mine is not under $2,000, but all of their one bedroom apartments are under $2,000. They have one posted now for $1,400. All of my dealings with the management are pretty much handled in the app. I will say, when I first moved here, the old office manager/Realtor manager seemed, what’s the term, bat shit crazy. But the new office folks are wonderful and responsive. They also are the folks who moved the property management to the app, which has made things easier for autopay, maintenance requests, and communication. My guess is the other commenter had to deal with the previous women, who I would liken to the embodiment a very highly strung chihuahua. As for Cherry Hill, I have two friends in that complex. Both have said the manager is a tad neurotic, but I think that is typical of most people in that job. All of those apartments are under $2,000 and start at $1,400. I wish you the best of luck!
