If several attempts have failed you should be able to do a Substitute Service of Process. If its a rental should be able to leave with doorman/management company or even leave with HR at their place of employment.

True in NY but is Nj law the same? I haven’t seen any cases or statutory support.

Its typically called alternate service in NJ. Looks like you can serve " a management level employee at their place of business." Does not apply to divorce papers in NJ.
