LUXURY HOUSING

They're saying it's ridiculously overpriced for what you get, but it's okay because they use the adjective "LUXURY" in the description

I would look into the heights. Its an extra 15 minute drive from JSQ but you will get alot of bang for your buck than a studio.

my daily commute has to be to manhattan 6th ave, jsq is already 35 mins away

this actually looks good, do you know if they have a direct website or anyone to talk to (don’t want to go through brokers)

Goldberg Management <goldbergmanagementnj@gmail.com> you can probably set up a tour with them. When I first looked at this place, the landlord gave me the tour.

I don’t have a personal experience with the Journal Squared towers but I lived very close in 3JSQ and I would 100% recommend this one. Best advice is to call and check current availability and prices since their website doesn’t always list all of the vacant units.

2

abby2207 OP t1_ismb7ml wrote

can you recommend 3jsq, is it a good place? in terms of amenities fees per month and stuff? The reason i ask this is because the reviews on google for journal squared apts are super scary

1

1990jeje t1_isnikf1 wrote

If you check the current ratings for 3 Journal Sq. on Google you’ll see they have a 4.6/5 which I think it’s one of the highest in the city and well deserved. It may not be perfect but it’s a great complex. The amenities I mostly use are the gym, rooftop and resident lounge and they’re quite nice and maintained for a building of this size; amenity fee is $500 per lease term (one time payment / not billed monthly).

1

abby2207 OP t1_iso7x4y wrote

yup totally agree, in your experience is the gym good? i saw that there was a blink fitness (never tried) right around the journal square. Does the 3 Jsq gym have free weights/barbells and is it super crowded by any chance during evenings? I am thinking of skipping amenities if use the gym outside, do you think i will miss out on something?

1

1990jeje t1_isoim39 wrote

The gym to me is fine if you just want a casual workout; a HUGE step above a hotel gym but not as comprehensive as a regular gym. There’s a good selection of cardio equipment (treadmills, ellipticals, bikes and stair climber), 2 cable machines, about 4 weight machines, a Smith and dumbells up to 50lbs. Sadly no actual squat racks or barbells ( there is a trap bar though). Like any other gym it’ll be full at around 6-8am / 5-7pm weekdays but since this isn’t a large building the definition of full to me is having 5-6 people in there. Please note that even if you opt-out of using any amenities you still have to pay the fee…so you might as well use them to some extent.

abby2207 OP t1_isokh5l wrote

thank you for helping out, just one last question if you don’t mind, the view from the available ap currently at 3 jsq is of some path trains- is it super noisy?

1

1990jeje t1_isonlvr wrote

My apartment faced the northern side of the building so I didn’t get the direct train noise but could sill hear them entering / leaving the station with windows open. Good news is that the sound proofing on the windows is pretty good and if you keep them closed you’ll be able to ignore it. Surprisingly, unless you have very sensitive hearing, you’ll get used to all of the city noises like I did incl. trains and ambulances down JFK at 3am and be able to sleep through all of it even with the windows open. If you have the choice I would take a northern facing unit for a bit of less train noise, some partial views of NYC and no big buildings blocking the light or views.

hey sorry to disturb you again, do you know this verizon white glove service, they connected me with David who handles the verizon stuff. Does this come at an extra cost? what exactly is the process going to look like- I will need just the wifi plus ethernet for the 500mbs 69.99$ plan- is going through David going to cost extra ?

abby2207 OP t1_isthi7f wrote

also do i have to go with these business plans for 200$ per month???

I really love 25 Senate, the building is great and the park facing apartments are nice. Been here 3 years and no complaints.

No, I don’t! But a lot of people here do. The NWK-WTC line is good ig.

2

abby2207 OP t1_islmmn8 wrote

i had no idea until now that path went till there, do you mind talking more about it? is there any amenities fees or trash over the rent and what the utilities per month like?

0

GameOfCode_3333 t1_islq1hi wrote

Sure! For a studio - Rent - 2000 Amenities - 40 Utilities - Water + sewage - 10-15 I got an offer for 17+1month free. So, for me effectively I pay 2000 incl everything above plus wifi (40$).

This one just popped up in my building (I stayed here for 3 years) which I can't move into unfortunately as I just got done signing a new place at Harrison.

Great building and location - would recommend.

abby2207 OP t1_islo8g8 wrote

actually looks very decent, do you mind sharing who should I get in touch with for this apt. ? any direct property manager on site you started your lease with?

1

poppy_92 t1_isloiaa wrote

It's a condo building - so it's likely the person listing is either the owner or a current tenant (and so would contact them). I got my place via a broker listing as the owner is out of the country.

3

abby2207 OP t1_islpbxo wrote

so there is a broker fee?

−1

poppy_92 t1_ismcxrw wrote

It depends - it's a condo building - each apartment owner can decide how they want to advertise or whether they want to use a broker (in which case you'd have a broker fee)

2

glasssa251 t1_islyj1h wrote

Try canco lofts. It's primarily condo but there are some rentals, too. They have a shuttle that goes to/from the path station

jds2001 t1_isogvp2 wrote

Journal Squared is a KRE building. I live in another KRE building, and they are the epitome of professional property managers. They are extremely responsive to issues, and in a crisis situation (fire in the building) they really came through.

Not sure what the bad reviews are about, but I'd imagine that the management there is as good as it's going to get. Been here for 4 years, renewed my lease for another 2. Can't see myself leaving anytime soon.

Journal Squared actually might not since they're doing all their leasing in-house

abby2207 OP t1_islfsoi wrote

do you anyone there, why is it so badly rated?

1

mooseLimbsCatLicks t1_islhvvr wrote

Nobody rates when everything is fine. They get mad about something and write a bad review.

Or maybe it’s bad I dunno. What do the reviews say?

3

abby2207 OP t1_islpysp wrote

literally every review is how bad the noise, water, electric, packages problem is

PixelSquish t1_isll2z8 wrote

it's a Jared Kushner building. Fuck that guy. They are also notorious for being shitty landlords, probably more for their less lucrative properties than something like Journal Squared price points, but they are corrupt motherfuckers in general.
