It was open for 20 years, so I'm not sure it's fair to say it "failed." As for why nothing has happened with that spot, the economy isn't exactly conducive to opening a restaurant or coffee shop right now. Costs are extremely high, employees are hard to find, and customers just aren't going out as much as they did 3 years ago.

Employees aren’t hard to find. Employees in Canton who will work for shit wages are hard to find

Patterson Perk was also getting robbed like once a month leading up to them closing. It was at least 4 or 5 times, but I want to say it was more, Bmore Licks and them both went cashless because of it.

On another note, I live very close to them, and would usually walk much further for better coffee and food.

With all due respect this is inaccurate. Patterson Perk torpedoed their business during Covid when they enacted what felt like the most extreme and unnecessary protocols in all of Baltimore city.

I swear if we could get a decent bagel sandwich in a quick and to-go environment. I loved the Perk but their sandwiches were awful. Microwaved eggs and rubber bacon. Gimme a way to order via mobile and maybe 3-4 parking spots designated as pick up <10 minute parking from 7-9am

That’s how I feel about most spots in the city.

I feel like Chuck’s Trading Post is the only place with a decent sandwich and coffee at a reasonable price.

But all the other spots are either as you described, or they’re mediocre overpriced stuff that’s unnecessarily overthought, like Artifact Coffee or Good Neighbor

I mean come on this just isn't even remotely true. Onedoo, Dooby's, Cafe Dear Leon, and Ovenbird, are all wonderful cafes with great coffee and breakfast sandwiches. Maybe leave the one block radius where the two cafes you mentioned are and you might be impressed.

They are talking about the vacant storefront on the SE corner of Eastern @ S. Milton where the coffee shop Patterson Perk shuttered a while back.
