I'm at a loss...I posted my apartment on Facebook but am mostly getting scammers. Is there a site I don't know about?
I'm heading out of town to play for 7 months, would be nice to have my place rented. I've sublet before with no problem, high quality tenants (I'm a block from the metro and below market), but that was during summer. It was also 5 years ago. No scammers then, lots now. It's kind of depressing. $2100, one block from metro, 800 sq feet, totally updated (high end appliances, electronic shades, 75" OLED tv, sonos, etc). Not sure what I'm doing wrong here...

I feel like most subletters are college kids or people on extended work travel trying to save money and pocket part of their travel stipend. That said, I think you may need to heavily discount the unit to get any bites. Not going to be many people interested in subletting an apartment at market rate.

Not many folks are going to sublet for that cost when they could rent their own space for a bit less. Cut the price perhaps? Ask a realtor?

$2100 for a one bedroom is pretty high … lots of “one month” free still going around for 12 months terms … 7 months is likely too long for a summer sublet fee

thanks a lot for the input. what do you think is fair? I joined some sublet groups on facebook - people asking around $1000 - and up to $1700 - for a room in a shared apartment. It is all utilities included - and it's been seriously updated, but I get that renters might not care about Bosch appliances, 75" OLED TV, Sonos system....

Done and done on the 2 suggested groups. I posted on FB marketplace, and the NOVA, GMU, and DC housing groups. Things have changed since I last sublet a few years ago, loads of scammers. It's depressing. THANK YOU!

The price isn't terrible, but being fully-furnished really cuts down on the potential renters.

i rented it out to someone that convinced me that she would treat it gently. I was about to hire a realtor; that guy said I was $400 underpriced and I shouldn't offer to pay utilities.

I learned that the FB sublet groups are not the way to go...mostly college students. But there are a lot of established professionals that appreciated the location, furnishings, etc.

Also learned that sublets get rented at the very last minute...
