Almost one parking space per 3 units not accounting for the retail space as well.

We need more housing at all price levels right now. Yes, ideally there would be more affordable units being built, but having more market rate units will spread the demand a little thinner and help keep rents from rising as quickly as they would otherwise.

I can’t really think of any downsides to this. They really should move the DMV and utilize all that parking lot space

This is true, but...is there *any* affordable housing being built right now? I beat this same drum but at some point it starts feeling like we're just paying lip service to affordable housing while single family houses and luxury apartments keep constantly popping up everywhere.
