Not sure, I assume most people that are paying cash are selling their previous house and have enough profit from that to pay cash for the next one.

Lol what??? That is an INSANELY high number of out of state purchases. Our lives are all changing for the worse. Used to be less than 10% out of state.

Something to consider is a lot of “cash” deals are funded through HELOCs which obscure the definition imo. These HELOC funded “cash” acquisitions are then later refinance into permanent financing. HELOCs coming from preexisting homes, family members properties, etc.
