Sounds about right. I feel like any new construction tends to become overpriced "luxury" apartments, storage units, or walk in clinics and that is about it.

I don’t think behind a 7/11 on the Berlin turnpike is the place where they will build luxury apartments.
If it is a living space type of new building I can see it being small apartment units or maybe a budget hotel.
Or Dollar General.
These days, 9 times out of 10 it’s a Dollar General.
